Azpects Sealer Remover 5L is a powerful, ready-to-use treatment designed to remove old, tired, peeling or ineffective topical sealers and surface coatings. Part of the Azpects EASYCare range, it can be used on paving, patios, paths, driveways, natural stone, concrete and metal, helping restore coated surfaces before a new finish or protective sealer is applied.
Old sealers can become worn, discoloured, patchy, cloudy or bloomed over time. Simply applying another coat over a failed finish may trap defects beneath the new sealer and produce an uneven result. Azpects EASYCare Sealer Remover helps strip away the existing topical coating, leaving a thoroughly cleaned surface that can be assessed and prepared for a fresh application.
The water-based, acid-free formulation is low in odour and supplied ready to use. There is no need to dilute the product or mix it with another chemical before application. One 5-litre container covers up to approximately 7.5m², depending on the type and thickness of the coating being removed and the texture of the underlying surface.
What Types of Coating Will It Remove?
Azpects Sealer Remover is intended for removing topical coatings that form a film or skin over the surface. These include many polymer-based paving sealers, lacquers, varnishes and paints. It is particularly useful when an old coating has started to peel, flake, bloom or lose its protective and decorative qualities.
The product may also be used as a paint or varnish stripper on suitable wood and metalwork. Compatibility can vary considerably between substrates and coating types, so a test area must always be completed before treating the main surface.
Important: this product will not remove penetrating or impregnating sealers. An impregnating sealer is absorbed below the surface rather than forming a removable film on top. If the type of existing sealer is unknown, identify it or seek technical advice before purchasing or applying the remover.
Suitable Surfaces
Azpects advises that EASYCare Sealer Remover can be used on all paving types, subject to successful testing. Suitable applications may include patios, paths and driveways constructed from natural stone, concrete paving, porcelain and other hard landscaping materials.
As surfaces and previous treatments differ, results cannot be judged by appearance alone. The remover should first be applied to a small, inconspicuous section to confirm compatibility, establish the required working time and ensure the finished appearance is acceptable.
Always Complete a Timed Test
Different sealers vary in composition, thickness and age, meaning that the time needed to soften a coating can range considerably. Azpects recommends carrying out a timed test before applying the product across the complete area.
Create six small test patches, each no more than approximately 50mm in diameter, in an inconspicuous location. Apply the remover generously to all six samples at the same time. Remove and wash one test patch every 30 minutes. The patch that becomes completely clean after washing indicates the approximate treatment time required for the main area.
This step should not be skipped. Removing the product too early may leave coating behind, while allowing it to dry can make removal more difficult. Some thick, aged or resistant coatings may require a long working period or a second application.
Preparing the Area
The surface must be dry before application. Sweep away leaves, soil, dust and other loose debris, and remove furniture, plant pots and movable objects from the working area. Protect nearby surfaces that are not being treated.
Plan where the removed coating and wash water will drain. The resulting residue must be contained and disposed of responsibly. Do not allow wash water or softened coating to enter ponds, planted areas or surface-water drains. Run-off can damage grass and plants, while loosened debris may mark nearby uPVC frames and other surfaces.
The treated area may remain slippery and unsafe while the remover is working. Prevent children, pets and other people from entering until the removal and cleaning process has been completed.
How to Apply Azpects Sealer Remover
- Shake the closed container thoroughly for approximately 30 seconds before each use.
- Confirm that the surface is dry and free from leaves, dirt and loose debris.
- Complete the recommended timed test in an inconspicuous area.
- Apply a thick and even coat using a suitable brush.
- Use the remover at a rate of approximately 1–1.5m² per litre.
- Do not spread or brush the product out too thinly.
- Allow it to work for the period established by the test patches.
- Do not allow the remover to dry on the surface.
- Remove the softened coating with a pressure washer or stiff deck brush and running water.
- Collect and dispose of coating residue and contaminated wash water responsibly.
The coating-removal process can take several hours, depending on the sealer being treated. Check the surface periodically and keep the applied product wet throughout the working period. If an area begins to dry, further product may need to be applied.
Removing the Softened Coating
After the working time has elapsed, the softened coating can be removed with a pressure washer. Use suitable pressure for the paving material and take care not to damage joints, pointing or the face of softer stone.
Alternatively, use a stiff deck brush and clean running water to agitate and remove the coating. Thorough cleaning is essential because traces of the old sealer or remover may affect the appearance and bond of the replacement treatment.
Once application and cleaning are complete, Azpects states that the surface is immediately ready for a new sealer application. However, the paving must still meet the preparation and moisture requirements of the replacement sealer. If that product requires a completely dry surface, allow sufficient drying time before resealing.
Coverage
Apply Azpects Sealer Remover at approximately 1–1.5m² per litre. A 5-litre container will therefore cover up to around 7.5m². Actual coverage may be lower on textured or porous surfaces and where thick, multiple or stubborn coatings require a heavier application.
Do not attempt to increase coverage by applying a thin coat. The product needs to be applied generously and evenly to remain active and soften the existing coating effectively.

Important Limitations
Azpects Sealer Remover is intended for topical coatings only and is not suitable for impregnating sealers. Never apply it without first completing a test patch. Avoid use during rain or when wet weather is expected, and do not apply to a damp surface.
Do not allow the remover to dry during treatment. Keep it away from children and pets, protect surrounding materials and take particular care when controlling wash water and softened coating residue.
Safety and Storage
Wear suitable chemical-resistant gloves, protective clothing and eye protection while applying and removing the product. Avoid contact with skin and eyes, and ensure good ventilation when working in enclosed areas. Wash splashes immediately and follow the first-aid instructions on the product label and safety data sheet.
Store the container upright in a cool, secure and well-ventilated location, protected from frost and direct sunlight. Keep the lid tightly closed when the product is not in use. Clean application equipment immediately after use with warm, soapy water. Always read the current Azpects instructions and safety data before beginning work.
