Bond IT Patioseal Concrete Patio Sealer is a ready-to-use, solvent-free acrylic treatment designed to seal and protect porous concrete, patios, paths, natural stone and block paving. It dries clear to create a durable, low-sheen finish that helps resist sunlight, water, oil, petrol, grease, dirt and everyday weathering.
Outdoor paving is continuously exposed to rain, sunlight, frost, foot traffic and general contamination. Over time, this can leave the surface looking faded, stained or difficult to maintain. Bond It Patioseal helps protect the paving while enhancing its existing colour and making routine cleaning easier.
The product can also help retard moss, mould and fungal growth by reducing the amount of moisture and contamination absorbed into the surface. Its solvent-free, low-odour and non-flammable formulation makes it a practical alternative to traditional solvent-based paving sealers.
Clear, Low-Sheen Protection
Bond It Patioseal dries clear and produces a subtle low-sheen finish. It is designed to enhance the natural colour of compatible paving without creating the heavy, glossy appearance associated with wet-look sealers.
The amount of colour enhancement and sheen will vary according to the type, colour, texture and porosity of the surface. Highly porous concrete may absorb more product, producing a softer finish, while dense or previously treated paving may retain more sealer near the surface.
Always apply the product to a small, inconspicuous test area before treating the complete surface. Allow the test patch to dry fully so its final colour, sheen, adhesion and compatibility can be assessed.

The product must be able to penetrate or bond correctly to the surface. It should not be applied to porcelain, glazed tiles, polished stone or other dense, non-porous materials. If water beads on the paving without darkening or penetrating it, an existing sealer or insufficient porosity may prevent successful application.
Patioseal is a protective coating and will not repair cracks, loose slabs, failed joints, surface erosion, settlement or drainage defects. Complete all necessary repairs before cleaning and sealing the area.
Protection Against Water and Weathering
The acrylic coating improves resistance to water penetration, helping protect paving against normal exposure to rainfall and surface moisture. Reducing water absorption can make the treated surface easier to clean and may help minimise some of the deterioration associated with repeated wetting and drying.
Patioseal also improves resistance to sunlight and UV exposure. This can help preserve the appearance of coloured paving and reduce the dull, weathered look that may develop after long-term outdoor exposure.
No surface sealer can compensate for poor drainage or standing water. Patios and paths must have suitable falls, and drainage channels should be kept clear. Water should not be allowed to remain on the treated surface for prolonged periods.
Oil, Petrol and Grease Resistance
Bond It Patioseal helps protect paving against oil, petrol, grease and other common contaminants. This makes it useful for driveways, paths, barbecue areas, outdoor kitchens and dining spaces where spills are more likely.
A sealed surface is generally easier to clean because liquids are less able to soak immediately into the paving. However, the treatment does not make the surface completely stain-proof. Oil, fuel, cooking fat and food spills should still be absorbed and cleaned promptly.
Strong solvents and aggressive chemicals may damage the coating. Use cleaning products approved for sealed concrete, paving or natural stone and test them in an inconspicuous location before widespread use.
Helps Retard Organic Growth
The treatment helps retard mould, moss and fungal growth by reducing the ability of moisture and dirt to penetrate the paving. This can support a cleaner appearance and reduce the amount of intensive maintenance required.
Sealer cannot prevent every form of organic growth, particularly in damp, shaded or poorly drained locations. Leaves, soil and other debris should be swept away regularly because they retain moisture and provide nutrients for algae and moss.
Existing growth must be removed before sealing. Applying Patioseal over moss, algae, lichen or fungal contamination will trap it beneath the coating and interfere with adhesion.
Preparing the Surface
Thorough preparation is essential. The surface must be clean, sound and completely dry. Remove all dirt, dust, oil, grease, loose material, moss, algae, lichen and previous cleaning residue.
Bond It recommends pretreating affected surfaces with Bond It Patio Blaster where appropriate. Follow the cleaner’s instructions, rinse the paving thoroughly and allow it to dry completely before applying Patioseal.
Pressure washing may be used on suitable paving, but care must be taken not to damage slab faces, pointing or block-paving joints. If jointing sand is removed, refill the joints with suitable dry sand and allow the entire area to dry before sealing.
The product should never be applied to a damp surface. Moisture trapped beneath or within the coating can cause poor adhesion, clouding or white discolouration.
New Concrete and Paving
New paving must be allowed to weather or cure for the period recommended by its manufacturer. Sealing too soon may trap moisture or efflorescence and create an uneven or cloudy appearance.
Concrete must be fully cured, clean and free from laitance, curing compounds and release agents. Fresh mortar and pointing must also cure completely before the sealer is applied.
Some jointing compounds can stain porous paving. Where the paving or jointing manufacturer recommends presealing, apply Patioseal and allow it to cure completely before jointing. Do not apply the sealer onto uncured wet pointing or dry-mix cement compounds.
Check for an Existing Sealer
Existing coatings may prevent Patioseal from bonding or penetrating evenly. To check the surface, apply a few drops of water in several locations. If the water remains beaded and does not darken the material, an existing treatment may still be present.
Old, incompatible or failed sealers may need to be removed before application. Do not apply Patioseal over an unidentified coating without first carrying out a compatibility test.
Application Conditions
Apply when the air and surface temperatures are between 5°C and 30°C. The surface must be completely dry, and no rain should be expected during application or the drying period.
Cold or humid conditions will slow drying. Very hot paving and strong sunlight may cause the sealer to dry too quickly, making it difficult to achieve an even finish. Select a suitable dry day and plan the work so the area can remain undisturbed.
Protect walls, doors, windows, plants and adjoining surfaces that are not being sealed. Plan an exit route and begin at the furthest point so there is no need to walk across freshly treated paving.
How to Apply Bond It Patioseal
- Make sure the surface is clean, sound and completely dry.
- Protect adjoining surfaces and complete a test application.
- Shake the container thoroughly before use.
- Apply one even coat using a brush, roller or squeegee.
- Work methodically in manageable sections.
- Maintain a wet edge to minimise lap marks.
- Distribute the product evenly without overworking it.
- Do not allow the sealer to pool or pond.
- Remove or redistribute excess product before it dries.
- Keep people, pets and vehicles away during drying.
Bond It Patioseal is supplied ready to use and should not be diluted. One coat is normally required. Excessive application will not improve performance and may cause a milky or white finish, particularly if the paving contains moisture.
Drying Time
Allow approximately three to four hours before permitting light foot traffic. Drying time will depend on surface porosity, temperature, humidity, airflow and the amount of product applied.
Warm, dry conditions may allow the surface to dry more quickly, while cold or damp weather will extend the process. Do not return furniture, plant pots, vehicles or other heavy objects until the coating has cured sufficiently.
Coverage
Bond It Patioseal covers approximately 10–15m² per litre, depending on the porosity, texture and condition of the surface. Smooth, moderately absorbent paving may achieve coverage towards the higher end of this range, while rough or highly porous materials will require more product.
Measure the area before ordering and allow extra material for surface variation and normal application waste. Always purchase enough sealer to complete the area in one continuous application, as using different batches or stopping midway may lead to visible differences.

Storage and Safety
Wear suitable gloves, protective clothing and eye protection during application. Avoid contact with skin and eyes, and keep children and pets away until the surface is completely dry. Follow the first-aid and disposal information on the current safety data sheet.
